465 Benvenue Avenue received its first offer 5 days after coming onto the market, and we closed just weeks later.  That’s a stark contrast to the average days on market for most homes in Los Altos, currently just over 87 days.

How did we do it?  We put together an effective plan, executed on that plan in partnership with our clients, and developed an outreach campaign to attract the maximum number of agents and interested buyers.

In all, over 230 Real Estate Agents stop by the home on Broker Tour, when the home first came on the market.  Buyer traffic through the property was consistent from the time we hit the market.  Almost 280 potential buyers visited the property through open house, while even more buyers came by Benvenue Avenue via private showings.

So, the market remains strong, but inventory is relatively low.  There are a number of buyers looking to move into Los Altos, but they are strategically examining the available options.  With a strong real estate team in place, a seller or buyer could have a tactical advantage, if they utilize the right tools for today’s market.

Great Open House Feedback

We had a fantastic turn out of potential buyers last week-end for our 465 Benvenue Avenue listing.  Over 150 people toured the home on Saturday alone.  One of the most frequent comments provided was the good indoor/outdoor flow of the home.  Additionally, the 1 bedroom cottage was a big hit for buyers wanting that extra play space for the family.  With the abundance of windows and skylights in the family room, the natural light made it very inviting on what was a perfect spring day.

We also had many neighbors stop by to take a look.  They could not say enough about how much they love their neighborhood.  With close proximity to the schools and walkability to downtown Los Altos, it doesn’t get much better than this.  Whether we spoke to neighbors that had lived on Benvenue for 5 years or 35, the result was the same – they love where they live.

Friday Broker Tour A Rousing Success

What a wonderful turn out we had, on Friday, for the Broker/Agent tour.  In all, we had over 200 Realtors come and preview 465 Benvenue Avenue.  As the agents were headed out the door, the most frequent comment was “this is a great home!”.

There were many other complements graciously extended, including a lot of comments about the fully livable separate cottage.  They were also impressed with the many upgrades of the home, it’s entertainment space, and the indoor/outdoor flow.

During the tour, we had five Realtors send their clients to visit the property today … with others letting us know that their clients would be visiting the home over the coming weekend.  All-in-all, it was a very good introduction of the home into the market.
